Easy access, movement through a contemporary urban site – this is just one of the many statements you can read on Mirvac’s website regarding the new project development. Mirvac’s main goal is to breathe new life to the historical Brisbane Fruit & Produce Exchange on Turbot Street with a balance of modern and historical vibe along 80 Ann Street.

A 35-storey commercial building and a city precinct with 1,900 square metres of public space. The goal of Mirvac is to enhance pedestrian connectivity from Ann Street to Turbot Street through public laneways and thoroughfares, maximising flexibility, permeability, and subtropical layered greenery.


Mirvac partnered with Suncorp (pre-committed tenant) for the precinct. Spaces, the flexible workspace company also signed a long-term tenancy, occupying 6,000 sqm in the building. This brings the building’s tenancy to approx. 73 per cent leased.


Simon Healy, Mirvac’s General Manager said that the companies work closely together on the vision for 80 Ann Street, to deliver the office tower and workplace, alongside a diverse community offering.


Architect Woods Bagot mentioned, “We have worked to design a new type of breathable office tower experience that is quintessentially Queensland.”


Construction is ongoing and progressing through COVID-19. An average of 250 workers onsite each day, with workers practising proper safety measures. To date more than 2,500 tonnes of reinforced steel has been installed, with practical completion expected for 2022. Mirvac co-owns the site with M&G Real Estate.
